Commercial Mélange Proposed For Etobicoke Combines Industrial Units And Storage Facility

A dynamic new commercial development potentially headed for Etobicoke could provide 28 industrial and office condo units and a five-storey self-storage warehouse. If approved, the development would add much-needed industrial space to the City, as "demand for newer industrial assets at certain price thresholds remained high in Q2 2024," according to Atlus Group's Q2 Industrial Market Update. A Site Plan application for the development was submitted by Bayvest Capital Corp in mid-August and is currently under review. If allowed to move forward, the commercial project would sit at 37 Shorncliffe Road, south of Dundas Street West and only two minutes from Highway 427 and the QEW. Pre-construction shares of the development are already up for grabs. The development would consist of four separate buildings: one five-storey self-storage warehouse and three two-storey* industrial and office condo buildings. (*A discrepancy over whether the condo buildings will be one- or two-storeys was noted in the application documents, STOREYS reached out for clarification last week but has yet to hear back by time of publication.)Within the proposed 3.11-acre, roughy triangular site, the storage warehouse would span the northern end of the property line, while the three commercial buildings would sit in the northeast corner, the eastern edge of the property, and the southern edge. A central driveway, parking, and a large landscaped island would be located at the centre of the site. Inside, the buildings would be divided into a total of 28 units, "providing for a range of employment uses and opportunities." Outside, would be 91 vehicular parking spaces and 16 short-term bicycle parking spaces. For commuters, the development is located next to the Kipling GO and Kipling subway station, as well as a number of convenient bus routes. The development's unique blend of industrial, office, and storage space makes it a rare concept, located in a coveted industrial area of Etobicoke. If successful, the development would contribute significantly to the employment diversity of the area and could help meet the demand for newer industrial spaces in the city.
