Parking reductions considered to encourage Dogwood residential development

By reducing parking requirements for new residential projects, the city could help get more multi-family homes built quickly. That’s what the development community is telling city staff, according to a report reviewed Thusday by city council. Developers say density in new housing projects often has to be sacrificed to meet parking requirements, and changing them will allow more units to be built overall. The city has more than $10 million available through the federal Housing Accelerator Fund to address local housing needs, and is looking at fast-tracking properties along central Dogwood for densification and new buildings. Staff are recommending minor reductions in parking requirements for Dogwood properties from 7th to Pinecrest. The largest change is for townhouses and patio homes, with a recommended reduction from two required parking spots per unit to one.
