Final Phase Of Parkside Square Master-Planned Community Proposed

Plans have been submitted for the fourth and final phase of a master-planned development located next to the Highway 401 and Highway 404 interchange in North York. Completing the development will be a 43-storey residential building offering 471 residential units. Known as the Parkside Square lands, the development will be bound by Sheppard Avenue East in the north, Yorkland Boulevard in the south, the new "Smooth Rose Court" in the west, and Consumers Road in the east. Spanning 225,643 sq. ft at 15 Smooth Rose Court, the site will include three separate buildings comprising four distinct towers. The Phase Four plans were submitted by Hiltin Hills Developments Inc. in late-November and are currently under review, but the master-planned community has been in the works for years. Phase 1, the 26-storey Building D, Smooth Rose Court, and a 23,034-sq.-ft public park, was completed back in 2019; Phase 2, the 43-storey Building B, is nearing completion; and Phase 3, the 11-storey mixed-use Building C, recently received approvals. The final piece of the puzzle, Building A, will share a base with Building B as well as a shared entrance and underground parking structure. Building A will sit on the southwest corner of the lot, with Building B to the east, Building C to the northeast, Building D to the northwest, and the public park to the southeast. Featuring sleek designs from Turner Fleischer Architects, the building will sit atop a C-shaped five-storey podium fronting onto Yorkland Blvd, with 28 storeys in the tower element above. At grade, you'll find the lobby, bike storage, 2,626 sq. ft of indoor amenity space comprising a pet spa and gym, and 1,915 sq. ft of outdoor amenity space south of the building, which will offer hard-scaped sitting areas. Above, the 471 residences will be divided into 298 one-bedrooms, 164 two-bedrooms, and 9 three-bedrooms, with the remaining 10,634 sq. ft of indoor and outdoor amenity space located on level six. Also available to residents would be 232 residential parking spaces and 47 residential visitor spaces across six levels of underground parking, and 345 residential bicycle parking spaces. Arguably the development's most appealing feature, however, is its location. Situated at the crossroads of one of the GTA's most vital interchanges, motorists will benefit from unrivalled connectivity provided via Highway 404 and 401. Plus, directly east of the site is a transit stop serviced by the 85 Sheppard East bus, which operates between Sheppard-Yonge Station on TTC Line 1, Don Mills Station on Line 4, and the Rouge Hill GO Station. In the coming years, the site will also be serviced by the Sheppard East LRT, set to be in operation sometime between 2028 and 2032. 15 Smooth Rose Court/Turner Fleischer Architects
